Here are a few tips that our team utilizes to help our homebuyers win in today’s super competitive seller’s market:
1. Find out what’s important to the seller. Before you write your offer, call the listing agent to find out what the seller is looking for in an offer, and be sure to include those criteria in the offer.
2. Completely fill out your offer’s documents. The more completely and clearly they’re filled out, the easier it will be for the listing agent to create a presentation for your offer. An easier presentation is a better presentation.
3. Consider removing the appraisal contingency. Home values are going up very quickly, and everyone (including sellers) is concerned about the appraisal. To make your offer more appealing, consider removing that contingency.
4. Consider an as-is deal. This means taking the property without an inspection and exactly how it sits.
5. Consider an escalation clause. This is an addendum in your contract that states you’ll automatically increase your offer by a certain amount over the next competing offer, up to a cap amount that you set. This will definitely put your buyer at an advantage in this market.
